StoreProtect: Peace of Mind for Everything You Store

You have trusted us with your belongings, and we want you to feel completely confident while they are here. StoreProtect is the simplest way to protect the belongings in your unit: one monthly charge, added to your storage payment, with no separate policy to arrange and no paperwork to chase.

Why Choose StoreProtect?

  • Protection up to the full value you declare. Without StoreProtect, our liability is limited to £100.
  • No separate insurance needed. You do not have to check the small print of your home insurance or send us a copy of a policy before you move in.
  • One simple monthly payment, taken with your storage fee.
  • Claims are made to us, not to your home insurer, so your home insurance policy is not involved.
  • Claims are handled by our specialist claims agent, so you are not left dealing with it alone.
  • You choose the level that suits you, and you can cancel at any time with a refund of anything paid in advance.
  • Provided in association with Basil Fry, specialists in self storage protection.

Many home insurance policies do not cover belongings kept away from your home, or only cover them for a limited time. If you are thinking of relying on your home insurance, it is worth checking with your insurer before you move in.

What is StoreProtect?

StoreProtect is an optional addition to your storage agreement. When you choose it, we agree to accept a much higher level of liability for loss of or damage to your goods, up to the value you declare to us.

StoreProtect is not an insurance policy, and we are not an insurance company. We take on this liability ourselves as part of your agreement with us.

How StoreProtect Works

  • StoreProtect applies from the moment you place your goods in your unit and lock it, until the moment you remove them.
  • We accept liability for loss or damage where it results from us not taking the care that a reasonably careful person would take. We cannot accept liability for loss or damage that could not have been avoided by taking that care.
  • Any settlement is based on the cost of repair or cleaning, or the replacement value, whichever is less. Replacement value is normally the cost of replacing an item new, but for clothing, household linen and vehicles it takes account of age and condition, for antiques and items that cannot be bought new it is the current market value, and for documents it is the cost of replacing the paper record only.
  • A £50 claims administration fee is deducted from any settlement.

Choosing Your Level of Cover

When you sign up, you declare a Maximum Replacement Value. This is the total cost of replacing everything in your unit with new items. It is your responsibility to keep this figure accurate for as long as you store with us, so please let us know if you add or remove anything of significant value.

If you declare less than the true replacement value, any settlement will be reduced in proportion. For example, if your goods would cost £10,000 to replace but you have declared £5,000, our liability is reduced by half, so a £3,000 loss would be settled at £1,500.

As a guide, these are the levels of cover our customers typically choose for each unit size:

Room SizesRecommended Cover
15ft²£2,000
25ft²£3,000
35ft²£4,000
50ft²£5,000
60ft²£6,000
75ft²£8,000
100ft²£10,000
110ft²£10,000
150ft²£12,000
80ft² (10ft Container)£8,000
160ft² (20ft Container)£12,000

These figures are a starting point only. If your goods would cost more to replace, please declare the higher amount, and our team will be happy to help you work it out.

What StoreProtect Does Not Provide For

StoreProtect is not available for:

  • Cars, motorbikes, boats, caravans, motorhomes, trailers or any other vehicles stored outside a unit. Vehicle storage has its own separate agreement, and vehicle customers must arrange their own insurance.
  • Food or perishable goods.
  • Goods handled as part of a delivery and collection service.

Our liability is also limited for certain valuable items. Goods worth more than the amounts below should not be stored without our written permission:

  • Jewellery, watches, precious stones, precious metals and stamps: £1,000 combined total.
  • Furs, fine art, perfume, tobacco products, beers, wines, spirits and similar: £15,000 combined total.
  • Electronic items such as televisions, computers, laptops, tablets, mobile phones and cameras: £25,000 combined total.

Items that are not allowed on site under our Terms and Conditions are stored entirely at your own risk, whether or not you have StoreProtect. Our general exclusions and limitations, set out in our Terms and Conditions, also apply. In summary, we are not liable for:

  • Damage caused by condensation, damp, mould, mildew or rust, unless it results from water getting in from outside your unit.
  • Goods that disappear without evidence of forced entry to your unit.
  • Loss or damage discovered after your goods have left our site.
  • Loss or damage caused by poor packing or stacking, or by a unit being left unlocked.
  • Moths, insects or vermin, unless from a source outside your unit.
  • Sentimental value, or business losses such as lost profits.
  • Events beyond our reasonable control.

If You Prefer to Use Your Own Insurance

You are welcome to use your own insurance instead of StoreProtect, provided it covers goods in off site storage for their full replacement value. Please email a copy of your policy to info@sheeplands-storage.co.uk before you move in. If you suffer loss or damage, you must claim from your own insurer first. If you do not take StoreProtect, our liability remains limited to £100, and only where loss or damage is caused by our negligence.

Making a Claim

If you discover loss or damage, please tell us straight away and before you remove anything from your unit, following the steps set out in our Terms and Conditions. You must then send us full details in writing within seven days. In exceptional circumstances we may extend this, provided you ask us in writing within the seven days. To help us assess your claim, we may ask for:

  • Photographs of your whole unit, including undamaged items, before anything is removed.
  • Photographs of each damaged item, in full and close up, and of the make and model labels on any electrical items.
  • If you believe goods have been stolen: photographs of the door, walls or padlock showing forced entry, and a police crime reference number. Please report any theft to the police immediately.
  • If you believe water has caused damage: photographs of where the water came in.
  • Estimates for cleaning, repair or replacement. Where an item can be professionally repaired, we need the estimate before any work is carried out.
  • Proof of ownership, such as receipts, and evidence of the replacement value for anything lost or damaged beyond repair.

We may ask for damaged goods to be cleaned, where possible, before a claim is settled. Reasonable cleaning costs may be included in the settlement. Please keep any damaged goods until we have had the chance to inspect them.

Claims are handled on our behalf by our claims agent, RCS. If you have not heard from us within a reasonable time of reporting a claim, you can contact RCS directly on 01372 385970 or at info@removalclaims.co.uk.

Changing or Cancelling StoreProtect

You are welcome to use your own insurance instead of StoreProtect, provided it covers goods in off site storage for their full replacement value. Please email a copy of your policy to info@sheeplands-storage.co.uk before you move in. If you suffer loss or damage, you must claim from your own insurer first. If you do not take StoreProtect, our liability remains limited to £100, and only where loss or damage is caused by our negligence.

If You Prefer to Use Your Own Insurance

  • You can cancel StoreProtect at any time by letting us know in writing, by email to info@sheeplands-storage.co.uk or by post, before you remove your goods. We will refund any StoreProtect charges you have paid in advance for the period after we receive your notice.
  • If you cancel, our liability returns to £100, and you will need to arrange your own insurance.
  • StoreProtect must be paid in full when due. If a payment is missed, StoreProtect will stop and our liability will return to £100.
